Warehouse demand in Hai Phong is increasing ahead of the export peak season as cargo throughput remains high. The trend is putting pressure on storage and transport capacity while reflecting the recovery and expansion of logistics activities in northern Vietnam.

Warehouse demand in Hai Phong has been showing clear signs of growth as businesses enter the preparation phase for the upcoming export peak season. This trend is occurring alongside a broader recovery in trade activities, leading to increased pressure on storage and cargo handling capacity in key port areas.

According to market data, cargo throughput at Hai Phong port system reached over 114.5 million tons in 2025, indicating that import-export volumes remain at a high level. At the national level, total cargo throughput across Vietnam’s seaport system is estimated at approximately 864 million tons, up 13.5% year-on-year, reflecting continued growth in logistics and trade activities.

Against this backdrop, companies in key sectors such as electronics, textiles, and agriculture are ramping up production and building inventory to meet upcoming export orders. As a result, demand for warehouse space, particularly facilities located near ports and major transport corridors, is increasing.

In addition to rising cargo volumes, the expansion of major industrial zones such as Dinh Vu, VSIP, and Deep C is further driving demand for warehouse services in Hai Phong. As manufacturing activities scale up, storage, consolidation, and pre-export handling have become essential components of supply chain operations.

At the same time, inland transportation demand from warehouses to ports is also increasing, placing additional pressure on regional logistics networks. This is especially evident during peak periods when cargo volumes surge within a short timeframe.

Industry experts note that the rise in warehouse demand is not only seasonal but also reflects a broader shift in supply chains and manufacturing expansion in northern Vietnam. With its port infrastructure and logistics advantages, Hai Phong continues to strengthen its role as a key logistics hub in the region.

Looking ahead, warehouse and transport demand in Hai Phong is expected to remain elevated as export activities enter peak season. This trend highlights the need for logistics providers to enhance operational capacity, optimize warehouse systems, and maintain flexibility to meet growing market demand.
